If you are in the market for a Business Acquisition or Business Real Estate (owner occupied) loan, and have not been quoted a long-term Fixed Rate, you need to call Coffman Capital immediately!
Recent rate quotes for a 10 Year Fixed Rate have ranged from 7.75% to 8% and 5 Year Fixed as low as 7.65%. The Fixed rates are based on Treasury yields and not on Prime Rate, so they may fluctuate prior to a loan commitment on a weekly, even daily basis. The lenders may be able to go lower than those rates on larger loans as well, so it depends on each request.
FYI – Fixed rate lenders have some requirements that may preclude your particular loan – but also make some loans others would not. We’re happy to help you find out what works best for you!
The Big Idea is this: Most lenders – including some of our best friends in lending – use the Prime-based system so they can sell the guaranteed portion of the loan on the secondary market – which is great for everyone, no question. With Prime currently at 6.75%, with Prime + 3% the maximum spread, those programs run from up to 9.75%, down to possibly 8.25% for large loans and those based mostly on buying a building.
If you’re buying a business without real estate, most likely the rate will fall between Prime + 2% and 2.75% for competitive lenders. That means you would be adjusting quarterly with Prime at a current rate of between 8.75 & 9.5%.
